While only registered short-term rentals are technically legal in Boston, the vast majority of Airbnb listings remain unregistered.  This map shows the addresses and locations of all legally registered listings, as well as their type per the key below. For unregistered listings, when an address is available (acquired either via attempted registration or community research), it is shown along with its type – otherwise a 150m circle is shown.  Multiple listings at a single address are shown as expandable “bubbles”.

Boston Zoning Code "Forbidden Use" Definition

“No land or structure in any district shall be erected, used, or arranged or designed to be used, in whole or in part, for any use specified in the use item column of Table A of Section 8-7 if the letter “F” is set against such use in the column headed by the designation of such district, except for such nonconforming uses as may be allowed to be continued under the provisions of Article 9.”

Boston Zoning Code "Allowed Use" Definition

“No land or structure in any district shall be erected, used, or arranged or designed to be used, in whole or in part, for any use except under the provisions of Section 8-3 and Article 6, unless such use is specified in the use item column of Table A of Section 8-7, and the letter “A” is set against such use in the column headed by the designation of such district. Any use so marked shall be allowed as a matter of right, subject only to the requirements set forth in the use item column.”

Boston Zoning Code "Conditional Use" Definition

“No land or structure in any district shall be erected, used, or arranged or designed to be used, in whole or in part, for any use under the provisions of Article 6 unless such use is specified in the use item column of Table A of Section 8-7, and the letter “C” is set against such use in the column headed by the designation of such district. The granting of a permit for any use so marked may be authorized conditionally by the Board of Appeal acting under the provisions of Article 6, subject to the requirements set forth in the use item column. The continued right to a conditional use is dependent upon maintaining the character and extent of operations and structures.”
